At the end of a lease the rent and terms of the lease are negotiated between the parties. Most business tenancies are protected by the LTA Act 1954 giving the tenant a right to renew their lease at market rent.
We guide our clients through the renewal process, advising on the tactics of serving relevant notices and how to respond to notices served by the other party. We negotiate the terms for the new lease and take into account the market trends and client’s expectations. Where necessary we advise on the statuary rights and the process of proceeding through the legal route and also provide expert reports to the Court as part of the statutory renewal process. Once Heads of Terms are agreed we remain on call to assist solicitors with any issues that arise with the lease terms to ensure that the client’s interests are not adversely affected.
